bro

thanks for all of your help on the car.  having you there made it much
less stressful and all go smoothly,  i really appreciate you driving up
and your sore body.

From what i understand on dad's trust; you keep the books on the four
rental units as normal in the DAP accounts.

Each October you calculate your 10% management fee for the year, and
tally up the net profit and transfer the profit into the Trust account.

Then the money sits there in the trust account through one months' bank
statement,

then each November Mom withdraws the same amount and puts it her account.

Money sits there to show as her income.  (and she pays taxes on it)

then she gifts us each the same amount, Except additionally, you get
your 10% management fee as a gift.

Eventually, this will not be a gift, rather income, so then, we each can
decide whether to receive the funds in December or January tax year.

the farm expenses exceed the rent income on the 20 acres by $5-10K, so
do we just have DAP pay the loss as their expenses?

Yes, i am serious about the port's 70 acres.

If they come back with interest to purchase, i am going to ask for a
written offer to reset the bases if we don't trade.

then i will counter offer to trade all the farm (except for the shop and
house 5.25 acres) for their 70 acre parcel on highway 26.

It has good farm rental income and will pay for itself over the years.

then, when we close out the estate in 20 years, (or when we can use it
as a tax advantage) we gift it to the city for 'Andrews Park' as part of
Mom's legacy gifts.

Enjoy your thanksgiving!
