Com= ps from recent sales along wheeler road. There were nearby pieces that sold r= ecently so used that as a basis.

They had an appraisal but they did a crap job. They valued the re= mainder as if the parcel was already split by the RR so they only valued the= remainder as having L road frontage when without the railroad it is part of= a parcel that has wheeled frontage.
